The two clocks
There are really two different timelines for selling a house. One is the cash sale, which can close in roughly one to two weeks. The other is the traditional listing, which in most Hampton Roads markets runs 60 to 90 days or more from listing to closing.
Neither is automatically right. The fast path trades price for certainty; the slower path trades time for a higher likely sale price.
What makes a cash sale fast
A cash buyer doesn't need a mortgage, which removes the single biggest source of delay and fall-through in a normal sale. There's no appraisal contingency, no underwriting, and no waiting on loan conditions.
Most of the remaining time is just the title company's work, confirming clear title and preparing closing documents.
What slows a traditional listing
On the open market, time accumulates at every step: preparing and listing the home, accumulating showings, waiting for an acceptable offer, the inspection period, the appraisal, and finally the buyer's loan processing.
Condition matters enormously here. A move-in-ready home in a desirable area can sell quickly; one that needs work can linger for months.
Choosing based on your real deadline
If you're facing a foreclosure sale date, an out-of-state move, or carrying costs you can't sustain, speed has real monetary value.
If you have time and a home that shows well, patience usually pays. The key is to be honest with yourself about which clock you're actually on.
